Our property is on the County Road, why do we have to pay HOA Dues?
This is a very common question, but has a very simple answer.
This is what you agreed to upon purchasing your Sikes Ranch Property!
Each owner upon acceptance of the deed to the property automatically becomes a member of the HOA (see Section 5.3 of the Covenants) and is obligated to pay the HOA assessments (see Section 8.1 of the Covenants).
Why are Sikes Ranch HOA dues only $150 while most other HOA's, developed by Red Creek Ranch, have raised their dues to as much as $300?
This is a question the BoD likes to hear. The answer is simple, the Sikes Ranch BoD has taken a serious interest in managing "your" associations
finances. Through careful management, and planning the financial situation of the HOA is solid and therefore has the funding necessary to operate not only day to day, but has reserves in place for
future road maintenance and improvement projects without the need to increase your dues as other HOA's in the area have done.
I don't feel I should have to pay the HOA dues, can I opt-out of the Association?
Not a very common question but here is the answer to that.
No, you can not opt-out or other wise decline your membership in the HOA (see Section 8.1 of the Covenants)
Why should we pay HOA dues, what does the HOA do for us?
The HOA does what it is supposed to do for you. The HOA has the duty to provide for the affairs of the HOA as outlined in the Covenants, Bylaws and Articles of Incorporation.
Please keep in mind that the Board of Directors are your neighbors who have Volunteered their valuable time to serve in the interest of Sikes Ranch
property owners.
Can I subdivide my ranch property?
Pursuant to Article 3, Sec. 3.1 of Sikes Ranch Covenants,
any property with 80-acres or more may be subdivided once into no more than 2 lots not less than 40 acres. Purchasers automatically become members of the HOA, subject to all regulations and fees.
If you choose to subdivide your property, you are also obligated for all costs involved including costs to re-plat and re-map Sikes Ranch as outlined
in the Colorado Common Interest Ownership Act.
Are Modular or Manufactured Homes allowed on Sikes Ranch?
As specified in Article 2, Section 2.1.A of the Sikes Ranch Covenants; No dwelling unit not built on-site shall be permitted
except as provided in Section 2.1.B.
Where should I locate my trash dumpster?
Article 4, Sec. 4.2 of Sikes covenants states that unsightly objects, waste receptacles and containers must not be visible from any street or neighboring lot, except during refuse collection.

Is there Fire Protection at Sikes Ranch?
Yes, as of 2005 Sikes Ranch and surrounding areas South of the Hatchet Ranch have been incorporated into the Rye Fire
Protection District.
What do I do about cattle on my property?
A couple things to remember.
First, Sikes Ranch is a "Cattle Ranch" as it has been for many years and as it was when you purchased your Sikes "Ranch"
property.
Second, Colorado has an open range law. This means if you do not want cattle, sheep or other livestock on your property, it
is your responsibility to fence them out. It is NOT the responsibility of the rancher to keep his/her livestock off your property.
This does NOT mean that you must fence off your entire property. Many ranch owners have found that it works really
well to just fence a portion of their property, for instance, an area around their house, and leave the remaining acreage open and accessible for grazing.
This also helps you retain your "Agricultural" tax status which may reduce your taxes.
How does the Ranch handle snow removal from the Ranch Roads?
The current policy for snow removal is basically this. There is a Road Committee that oversees the maintenance &
snow removal of the Private Sikes Ranch roads. If there is more than 6 to 8 inches of snow, then the snow plow is called out. Less than that it is not practical nor cost effective to plow that
little amount of snow as a matter of coarse.
